The 25-year mark is when homes tend to pass from the "it would be nice to remodel" stage to the "must remodel" phase. That could mean replacing windows, roofing and siding, or doing more cosmetic work such as getting rid of shag carpeting. As homes built during the 1970s slide past the mark, remodelers in the South and West will benefit the most. According to Harvard’s Joint Center for Housing Studies, the top 11 major metropolitan areas by percentage of owner-occupied housing built from 1970 to 1979 are:
